Laundry for Airbnb & Short-Term Rental Hosts: Turnovers Without the Laundry Bottleneck

Ask any short-term rental host what actually limits same-day turnovers and you’ll hear the same answer: not cleaning — laundry. A checkout at 11 and a check-in at 3 leaves four hours, and a home washer needs most of them just for two beds’ worth of sheets, towels, and duvet covers. Here’s how hosts solve it.

The math problem with home machines

A typical two-bedroom turnover produces three to four loads: sheets for every bed, a full set of towels, duvet covers, kitchen linens, and the “everything” load of bath mats and cleaning cloths. At home that’s three to four sequential cycles — wash plus dry, you’re at four to five hours, with zero slack for a stain problem, a late checkout, or a same-day booking that lands at noon.

The fix isn’t a faster home machine. It’s parallel machines.

How a laundromat run changes the day

At a commercial laundromat, those same three or four loads run at the same time. Wash cycles finish together, everything moves to dryers together, and the entire turnover’s laundry is done in roughly the time of one home load — usually under 90 minutes door to door. That turns laundry from the critical path into a background task your cleaner can do between properties, or you can do in one trip for several units.

Run it like a system

Hosts who do this well treat linens as inventory, not laundry:

  1. Three sets per bed, minimum. One on the bed, one in the wash, one clean spare. With three sets, a problem load never becomes a check-in emergency, and you can wash on your schedule instead of in a panic between guests.
  2. Wash sheets and towels hot. Guest linens are the one load where the hot cycle earns its place — it’s the sanitising step guests are trusting you for, even if they never think about it.
  3. Duvet inserts and comforters go in the jumbos. They don’t fit home machines properly anyway (our comforter guide explains why that matters), and a commercial 60 or 80 lb machine washes them with room to actually rinse. Do them on a rotation — every few turnovers, or immediately when a guest leaves a mark.
  4. Triage stains at pickup, not at the machine. A quick check as linens come off the bed tells you what needs pre-treating (our stain guide covers blood, makeup, and the other usual suspects). Ten seconds of sorting saves a set from being ruined by a dryer cycle that sets a stain permanently.
  5. Standardise your linens. All-white sheets and towels across every unit means any set fits any bed, one wash programme works for everything, and oxygen bleach keeps the whole stock bright. There’s a reason hotels converged on this.

Why hosts around Sacramento use Leaf Laundry

  • Jumbo machines up to 80 lb at both stores — comforters, duvets, and multi-unit loads in single cycles.
  • Open at 6:00am daily — a same-day booking that lands in the morning can still be turned over on time.
  • Coinless card and app payment — no petty cash, no quarters, and a balance your cleaner can use without your wallet. Managing several properties or a cleaning team? Our Laundry for Your Organization page covers pre-loaded cards and receipts for tracking.
  • Two locations — West Sacramento and Foothill Farms — so there’s usually one on the way between your units.

Guests notice sheets and towels before they notice almost anything else. Crisp, properly washed linens are the cheapest five-star review you’ll ever earn — and with the right system, they stop being the hardest part of your turnover day.
